Can I hire another broker to bid the same house whose owner rejected my offer when I have an old broker?

I hired (signed a 30 days contract) an old broker and had her bid a house. The seller rejected my offer and withdraw from the market. Then I started to hire another broker for house hunting and stopped any activit with the old one. After two weeks, that house is back to the market.
May I have my new borker to bid that house? I don't think I have to bond with the old broker since the offer for that house was rejected.


You can, but I sure hope you didn't sign anything with your old broker.

Because if you did, I can tell you now, you'll end up owing TWO commissions.

You can't just walk away from a contract.

Just because an offer was rejected doesn't mean your contract with the broker ended.

I HIGHLY encourage you to get more educated in how contracts work because you appear to be under the impression that they only work ONE direction...they are obligated but you are not.

That is how people get sued (ie. meaning YOU).

I have a lender and an approved amount. I live in Southern California and the house inventory is low. When a house comes out, many buyers swarm to the listings and many bids are made. I am wondering if it's the tax credit of 8,000 that is drawing people out?
Anyways, is there a benefit of going through a broker and skipping the agent? Can that be done? If so, how?


The odds are that the broker knows what they are doing, agents often don't.

It will not help your bid at all though, your bid is not effected.

Landlord said would have house showing, found out they had a broker open house party, using our equipment?

Landlord indicated an individual would be coming to see the house in the evening last week between 4pm and 5pm. We said no problem and let him know we were not in town. We have since found out, he held a broker open house for a couple of hours, he used our sound equipment to play music and he went through the entire house, moving/touching all our personal property to make the house in show state - private documents in my office were stacked in piles, my husbands work area was moved, he even made our bed and my undergarments were in it. We specifically agreed with the landlord in writing that we were not required to keep the home in show condition and he said fine. I feel quite violated that this person went through our house and our things. I am furious and want to use this as a reason to break our lease 3 months early. This is one of several incidents I have had to deal with this person, rude emails etc..I have everything documented. Please advise.


We both know this is TOTALLY illegal (and immoral) behaviour. As this is "one of several incidents", and as you are a woman, PLEASE understand that you are NOT physically safe in a house where your personal space is being and has been violated like this. This is an issue of personal safety. I would leave immediately. Break the lease. Let him f*cking come after you for the money. Your physical safety and privacy are the two most important things you have. If he's done this, he's done other things as well, I guarantee you. LEAVE AT ONCE!!!! If you're afraid about what he "could do to you...", please realize one cannot get blood from a stone. Getting a judgement is one thing. Getting you to pay is quite another. I would also get an attorney and have him write your landlord a little letter on letterhead and inform the landlord that his behaviour is not only illegal, but that it actually nullifies your lease, and any contractual obligation you might have to this bum, and then bill him (or deduct from the rent) any further charges you might occur as a result of this loon's behaviour. This is totally a power trip and he's pissing in all your corners, dear. Time to cut it (and him) off, so the pissing (and worse) doesn't continue.

What is a fair real estate commission for selling and then buying a house using the same broker?

I am selling my house and going to be another house using the same real estate broker. Her fee is 6% to sell my house, and then she said tht the fee would be set by the other seller of the new house.

Is there any fee discount that I can arrange with her if she is getting money on both ends? The houses we are selling and buying are both in the $650k- $850k range. If so, what would look like?


Sounds like two transactions.The seller of the other house pays her commision .If her performance failed to get the house you wanted and it was her fault then I would ask for a discount.The sellers RealEstate Fees are negotiable at the time before signing the listing.Talk it over with her and her broker and see if they will give a little.

Is it unethical to use more than one broker when buying a house?

I want to buy a house and are considering using a broker to find it. Someone told me you should only use one broker. My concern is if this broker doesn't find me my dream house, I may have to use another one later. And I can't understand why I cannot contact more than one broker so they can all work for my interest. Is that a wrong thing to do? I want to check.


If you work with one person, have a contract for a specific period of time. After the term of the contract if you don't like them you can move on to a different buyer's agent. You don't have to have a contract, but if you don't most good agents won't spend much effort on you because you aren't a client of theirs.
